EIFS / Stucco

Facades are Landmark's own crews, not a sub. EIFS and stucco repair, patching, and full recoats, self-performed.

Self-performed trade

Stucco and EIFS problems compound quietly: hairline cracks let water in, water finds the substrate, and a patch job becomes a remediation project. Catching it early and fixing it correctly is dramatically cheaper than waiting.

Because these crews are in-house, texture matching, scheduling, and quality stay under Landmark control, and facade work coordinates cleanly with painting and repairs happening in the same mobilization.

Scope includes

Crack and impact repair with texture matching
Water intrusion investigation and correction
Full facade recoats and finish systems
EIFS repair and replacement
Coordination with painting in one mobilization

Frequently asked questions

What is the difference between EIFS and stucco?

Traditional stucco is a cement-based coating over lath; EIFS is a multi-layer synthetic system with insulation board under a finish coat. They fail differently and are repaired differently, which is why it matters that the crew knows both.

Can you match my building's existing texture and color?

Yes. Texture matching is standard on repairs, and finish coats are color-matched so patches disappear instead of advertising themselves.

What are the warning signs of stucco water damage?

Staining, bubbling or soft spots, cracking around windows and joints, and finish that sounds hollow. If any of those are showing, an inspection is worth scheduling soon.

Why does self-performing this trade matter?

Facade work is schedule-sensitive and quality-sensitive. In-house crews mean no waiting on a sub's calendar and no finger-pointing on workmanship.
